Nowadays, the market of prefabricated materials has evolved significantly. The technology allows us to build using the latest generation of affordable materials, such as basalt wool which is a 3x more efficient thermal and sound insulation than expanded polystyrene or glass wool. Additionally, this material is non-combustible and we apply it on the exterior over a layer of fibrocement. We use fibrocement boards instead of OSB because it performs excellently in both humid environments and in case of fire incidents.

The properties in our offer can be made from several types of galvanized "C" profiles of different widths. These profiles are classified based on width, which allows us to practically introduce different thicknesses of insulation material. The prices for building a house are calculated per square meter of constructed area. To eliminate any doubt, we define the terms below. There is a clear difference between "square meter of constructed area" and "square meter of constructed area spread out."
The spread out constructed area of a building is the sum of the constructed areas on each level (on the exterior of the walls). It represents the sum of the horizontal areas of all levels of the building, delimited by the exterior contour of the building envelope. According to the law, the following are not included in this calculation: the area of basements with a maximum free height of 1.80 m, the area of basements intended solely for car parking, technical spaces, or spaces intended for civil protection, the area of balconies, loggias, open and uncovered terraces, and non-walkable terraces and canopies, as well as the area of unbuilt-up roofs, pedestrian / vehicle access paths within the grounds, exterior stairways, and protective sidewalks.
The constructed area of a building, i.e. the area measured on the exterior of the walls at ground level. It represents the area built at ground level, with the exception of uncovered terraces of the ground floor that exceed the plan of the façade, platforms, and access stairways. The projection to the ground of balconies whose level is less than 3.00 m from the level of the landscaped ground and of closed loggias of the upper floors is included in the constructed area.


For houses, the standard final usable height per level is 2.60 meters. However, at an additional cost, it can also be executed up to a maximum of 3,4 meters, depending on the width of the profiles used. The internal staircase between levels is made of metal structure, a component part of the house. This is designed by the architect in collabouration with the structural engineer. For ground-floor houses, the staircase is usually made of double galvanized C-shaped metal profiles, 100 mm wide and 1.1 mm thick. The design is usually in the form of a ramp with a landing, to ease access between levels. The landing is a horizontal platform arranged on the course of a staircase for rest. The steps and risers are then covered with 15 mm OSB, and the final finishing, such as solid wood, ceramic tiles, marble, etc. will be applied over it. To increase efficiency, most houses with upstairs are designed with storage space under the staircase or even a dedicated space for a washing machine, boiler, etc. It is worth mentioning that the internal staircase is included in the price per square meter, valid for any predefined equipment variant from our offers, to which the final finishing is added at an additional cost according to preferences (solid wood, marble, etc.).


Most customers ask us about how the floor slab between the floors of a house is actually executed. The slab is made as follows: over the metal joists (or honeycomb type) of the floor, zinc sheet, OSB, or plank can be mounted as a support for the slab. Then the actual pouring of an 80-100 mm helicopter-mixed concrete, reinforced with a 75x55 mm welded mesh takes place. The ground floor ceiling will be filled with 10 cm of basaltic insulation for excellent sound and thermal insulation, and the interior wall closures are made through a 12.5 mm thick gypsum board. Then, a coat of washable white paint is applied for finishing. Balconies are built with the same type of structure, a component part of the metal frame. Legally, the maximum height allowed for light metal-framed buildings is P+7, openings without intermediate pillars up to 30 lm, and the maximum cantilevers can be 2m in length.


Buildings on metal structures are fire-resistant. In case of a fire, for example, wooden houses burn much faster. This is because we use double galvanized steel panels, beams and trusses, hot-dip galvanized and cold-rolled. They do not contain adhesives or chemicals. Additionally, no additional treatment is necessary. In recent years, we have radically improved the insulation of the house's facade using basaltic insulation (fire reaction class A1 - non-combustible), instead of traditional expanded polystyrene (class E - combustible with rapid spread).
We have also focused on the interior wall claddings - these can be made using special fire-resistant gypsum board, red in colour, which offers superior resistance in the event of exposure to high temperatures. For added safety, all our packages benefit from fireproof electrical wiring and an included electrical panel.


From our experience, each beneficiary has different needs. Our predefined square meter equipment does not include the following interior finishes: tiles, flooring, doors, bathroom fixtures, central heating and heating objects.
Depending on the customer's preferences and utilities available on the land, the turnkey work can be budgeted custom-made to the desired comfort level. All interior finishes can be purchased from the beneficiary's preferred chain of stores, according to their preferences. The labour cost will be calculated based on the quality of the selected materials and the complexity of the works. For example, installing a low-budget compact bathtub has a different price from installing a state-of-the-art Jacuzzi.
The selection of finishes will be made during the design phase, and the actual purchase of products will be made about 3-4 weeks before their installation, to eliminate any possible delays due to stock shortages with suppliers.


Our predefined equipment does not include interior finishes such as tiles, flooring, doors, bathroom fixtures, central heating and heating objects. Finishes will be purchased based on a separate budget. They represent the practical comfort level of the house. They depend on aesthetic and financial considerations of the owners. High-quality interior finishes tend to last over time and thus amortize cost differences. The term "high-quality" depends on individual preferences and budgeting within a maximum budget. Most people want "medium finishes", but this term does not have a clear definition. Regardless of the finishes chosen, we can only provide labour or a package of purchase plus labour through a separate service contract from the house construction.

In bank evaluations, 60% of the value of a construction is represented by the sum of the value of the foundation and the structural resistance of the building, the remaining percentage is allocated for the execution of walls, roof, and installations. To streamline the construction process and the acquisition of necessary materials, we have adapted our payment system based on major work phases. For projects financed through banks, payment tranches are personalized according to their policies. Waiting and approval periods between tranches are not included in our displayed execution terms. In most cases, the beneficiary's contribution to financing a construction project starts from a minimum percentage of 10%-15% own contribution. The bank will pay the rest of the amount in instalments.


You can sleep peacefully in a metal-framed house during storms. The galvanized steel structure protects the house from lightning strikes.
The galvanized steel structure of the building is directly connected to the ground, which means it acts as a lightning rod: the electric current resulting from lightning is directly conducted into the ground. Furthermore, the metal structure conducts to the ground the current resulting from electrical discharges that occur when damaged or drilled wires "release" electricity into the building. All our electrical installations are designed with rigid copper conductors with insulation and PVC fireproofing. As standard, in a room, we include 4 power outlets, one switch route and one power supply for one lighting fixture. The exact position in the rooms will be determined by the beneficiaries and implemented by the specialized electrical design engineer. We include in any type of equipment the electric panel for increased safety.

The electrical, heating and plumbing systems are designed by specialized engineers. They prepare specific projects based on an estimated consumption and the calculations resulting from the architectural project - designed by the architect. Also, the structural resistance for the foundation and the building are made by specialized engineers, all of these being distinct disciplines. According to the law, all resistance projects are analyzed and approved by authorized verifiers in the country. A construction manager is the person in charge of the quality of the works and materials used by the client; He represents the client in his relationships with the other factors involved - the builder, the designer, etc. According to the law, the client is obliged to hire a construction manager to protect his interests.


To build a house of approximately 150 sqm made of metal structure, delivered at the final exterior and interior finish stage, around 90 days are needed: 30 days for the construction of the foundation and assembly of the metal structure on site, 30 days for the completion of the exterior walls of the building and the roof, 30 days for electrical, thermal and plumbing routes, pouring screeds and finishing partition walls with a white washable paint applied. If a turnkey delivery is desired, an additional 30 days on average will be needed for the installation of finishes. Depending on the complexity of the work and the availability of stocks for the interior finishes ordered, the completion term specified earlier may be extended in some cases.

Designing and building foundations are optional services. We are flexible. We can work with your architect, and you can build the foundation yourself or with our help if you agree to the offer. Unfortunately, we cannot simply display an exact price for the foundation throughout the country, the price will depend very much on the nature of the soil in which the building is located and the complexity of the resistance project, stamped by the designated structural engineer. If your foundation will be built by yourself, it is good to know that if it does not turn out perfectly flat, there will be additional costs for leveling a screed. In practice, we cannot mount a perfectly straight metal structure on a foundation that presents deviations, i.e. it is not perfectly flat. Execution problems mean additional costs and difficulties on the construction site.


Houses built on a metal frame do not present a different architectural appearance from houses on classic brick and concrete frame structures. After construction, the final aesthetic appearance will be the same, as decorative elements such as exposed brick, arches, cornices, etc. can be easily mounted on the facades.

-> Production and assembly of the metal structure - the production of profiles is done automatically. The process is computer-monitored. All profiles are designed to fit perfectly. Delivery is made directly to the construction site and is accompanied by assembly drawings. The metal framework will be assembled based on the codes engraved on the structural elements.
-> External and internal cladding, and casting the slab between levels - in short, in this phase, the exterior of the building will be completed up to the stage of applying the decorative plaster. The slab between levels will be cast, cement-sand composition.
-> Interior finishes - in this construction stage, the interior walls will be filled with insulation material and then closed with the help of gypsum board. A primer and a white washable paint will be applied on all walls.
-> Interior finishes - is the final stage. Tiles, bathroom fixtures, heating and boiler will be installed.


Depending on the location of the object, transport fees will be applied, which are reported to the distance from Bucharest.
Prices are calculated per square meter of built-up area and include the following expenses:
