To increase efficiency, most houses with upstairs are designed with storage space under the staircase or even a dedicated space for a washing machine, boiler, etc. It is worth mentioning that the internal staircase is included in the price per square meter, valid for any predefined equipment variant from our offers, to which the final finishing is added at an additional cost according to preferences (solid wood, marble, etc.).
Most customers ask us about how the floor slab between the floors of a house is actually executed. The slab is made as follows: over the metal joists (or honeycomb type) of the floor, zinc sheet, OSB, or plank can be mounted as a support for the slab. Then the actual pouring of an 80-100 mm helicopter-mixed concrete, reinforced with a 75x55 mm welded mesh takes place. The ground floor ceiling will be filled with 10 cm of basaltic insulation for excellent sound and thermal insulation, and the interior wall closures are made through a 12.5 mm thick gypsum board. Then, a coat of washable white paint is applied for finishing. Balconies are built with the same type of structure, a component part of the metal frame. Legally, the maximum height allowed for light metal-framed buildings is P+7, openings without intermediate pillars up to 30 lm, and the maximum cantilevers can be 2m in length.
Buildings on metal structures are fire-resistant. In case of a fire, for example, wooden houses burn much faster. This is because we use double galvanized steel panels, beams and trusses, hot-dip galvanized and cold-rolled. They do not contain adhesives or chemicals. Additionally, no additional treatment is necessary. In recent years, we have radically improved the insulation of the house's facade using basaltic insulation (fire reaction class A1 - non-combustible), instead of traditional expanded polystyrene (class E - combustible with rapid spread).
We have also focused on the interior wall claddings - these can be made using special fire-resistant gypsum board, red in colour, which offers superior resistance in the event of exposure to high temperatures. Finishes will be purchased based on a separate budget. They represent the practical comfort level of the house. They depend on aesthetic and financial considerations of the owners. High-quality interior finishes tend to last over time and thus amortize cost differences. The term "high-quality" depends on individual preferences and budgeting within a maximum budget. Most people want "medium finishes", but this term does not have a clear definition. Regardless of the finishes chosen, we can only provide labour or a package of purchase plus labour through a separate service contract from the house construction.

In bank evaluations, 60% of the value of a construction is represented by the sum of the value of the foundation and the structural resistance of the building, the remaining percentage is allocated for the execution of walls, roof, and installations. To streamline the construction process and the acquisition of necessary materials, we have adapted our payment system based on major work phases. For projects financed through banks, payment tranches are personalized according to their policies. Waiting and approval periods between tranches are not included in our displayed execution terms. In most cases, the beneficiary's contribution to financing a construction project starts from a minimum percentage of 10%-15% own contribution. The bank will pay the rest of the amount in instalments.

They prepare specific projects based on an estimated consumption and the calculations resulting from the architectural project - designed by the architect. According to the law, all resistance projects are analyzed and approved by authorized verifiers in the country. A construction manager is the person in charge of the quality of the works and materials used by the client; He represents the client in his relationships with the other factors involved - the builder, the designer, etc. According to the law, the client is obliged to hire a construction manager to protect his interests.
To build a house of approximately 150 sqm made of metal structure, delivered at the final exterior and interior finish stage, around 90 days are needed: 30 days for the construction of the foundation and assembly of the metal structure on site, 30 days for the completion of the exterior walls of the building and the roof, 30 days for electrical, thermal and plumbing routes, pouring screeds and finishing partition walls with a white washable paint applied. Designing and building foundations are optional services. We are flexible. We can work with your architect, and you can build the foundation yourself or with our help if you agree to the offer. Unfortunately, we cannot simply display an exact price for the foundation throughout the country, the price will depend very much on the nature of the soil in which the building is located and the complexity of the resistance project, stamped by the designated structural engineer. If your foundation will be built by yourself, it is good to know that if it does not turn out perfectly flat, there will be additional costs for leveling a screed. In practice, we cannot mount a perfectly straight metal structure on a foundation that presents deviations, i.e. it is not perfectly flat. Execution problems mean additional costs and difficulties on the construction site.
